Commercial Property Maintenance Checklist
A surface-by-surface exterior maintenance checklist for commercial properties β what to inspect, how often, and what each finding means.
Commercial Property Maintenance Checklist
This is the working exterior checklist behind every scope we write β usable by any facility or property manager, whether or not we ever do the work. Walk the property with it monthly; the findings tell you what the maintenance calendar needs before the calendar tells you.
A downloadable version is being prepared and will be added to this page when finalized. Until then, the full checklist is below.

Entries, Walkways & ADA Routes
- Gum, spill, and grime buildup at entries and along the main pedestrian paths β the fastest-moving impression on the property
- Algae or dark film in shaded and irrigated sections β a slip hazard before it's a stain
- Standing-water marks, rust lines, and irrigation mineral streaking along edges
- Accessible routes: film, grit, or staining anywhere a wheel or unsteady step travels
Parking Areas & Drive Lanes
- Oil spotting pattern and density β scattered spots are maintenance; joined stains are approaching recovery work
- Tire polish and rubber glazing in turn lanes and high-traffic aisles
- Drainage paths: grime trails that show where the next rain will carry the lot's load
- Cart corrals, islands, and stop bars β the details that read as management or neglect
Building Envelope & Signage
- Dust film, exhaust graying, or chalking on the primary elevations β compare a protected area to an exposed one
- Mildew shadows on north faces, under canopies, and in perpetual shade
- Streaking below scuppers, sills, fixtures, and sign bands
- Monument and building signage legibility at driving distance
Service Areas & Enclosures
- Enclosure slab and approach condition β grease saturation, odor, and pest sign
- Loading areas, dock aprons, and back-of-house pads: film and staining under working traffic
- Grease or oil migration paths from service areas toward customer-visible zones
Reading the Findings
Any single finding is a task; a pattern is a calendar. If the same surfaces keep appearing on your walk, they're telling you their cycle β and putting them on one is cheaper than meeting them here every month. That translation, from findings to calendar, is exactly what our facility planning process does.
